Saltmarsh House is the ultimate fusion of location and luxury, featuring floor to ceiling glass walls, there can be very few other places in Norfolk that are on a par with this amazing property. 

Providing stunning views of the coastline, this sanctuary of calm feels completely at one with its rugged surroundings, yet it remains apart and protected from the elements.

Situated on a highly desirable residential street in the heart of Burnham Market, the views could almost fool you into thinking that you were in the middle of the countryside, while in actual fact you are never more than a five minute walk from the popular green at the centre of Burnham Market. Furthermore, four fantastic restaurants, a fishmongers, butcher, two delis and general stores are all found around the green, a wonderfully convenient location!

Warmer months allow the many balcony doors to be opened up, beckoning in the spring and summer air into the living spaces of the house. Dining on the veranda is a must when you’re in such a special spot and the kitchen (and the enormous wine fridge) is never too far away.

As autumn moves into winter, yet more opportunities arise in this most special of places. As the sun rises in the morning, overhead you are treated to skeins of Pink Footed and Barnacle Geese moving from their overnight saltmarsh roosts to the bountiful sugar beet fields of the nearby farmland. There can be no better start to the day than to witness the sight and sounds of thousands of geese overhead. A scene that is repeated in reverse as dusk closes in and they head back to the protection of the marshes, all set against the burning pink and orange skies that Norfolk is famed for.

Come rain or shine, the large, private hot tub in the garden provides guests with a warm place to retreat or, for the more energetic, the enclosed gymnasium allows guests to work off the results of any over-indulgence from the night before.

Further excitement can be found in the cinema room on the ground floor. This room provides modern entertainment systems and  large projector screen. The room also features a pool table. 

For those looking to entertain guests, the fantastically appointed central kitchen and dining area is ideal for hiring a private chef, while you enjoy the company of your friends surrounded by the impressive backdrop provided by the floor to ceiling glass walls. Truly stunning!

The property does allow dogs but guests are asked to respect the owners wishes and only allow them into the entrance hall, kitchen/dining space and the utility room. Dogs are never allowed downstairs into the carpeted areas or the bedrooms. Security deposit will be withheld to cover professional carpet cleaning if this is transgressed.

Bedrooms and Bathrooms Six stunning bedrooms await, all with en suite facilities, TV’s and ample storage. Everyone staying at Salt Marsh House can enjoy the same level of comfort, although the master bedroom and its en suite is truly spectacular (surely a bonus for the organiser!).

Kitchen, Reception and Media Rooms The property boasts three generously sized rooms in which you can entertain guests; an open plan kitchen/dining area, a comfy lounge and the cinema/media room. The kitchen and dining room area forms the central hub of the house, around which the main balcony, garden and bedrooms are located. With dramatic high ceilings and the amazing views allowed by the glass walls, this is a special place to gather, whether it be for an occasion or just a read of the paper in the morning.

The kitchen is fitted with all of the equipment and inventory that you would expect. Included are; ceramic hob, two Wolf ovens, Wolf proving draw, large fridge and freezer, wine fridges, two dishwashers, Miele coffee machine, microwave and toaster.

The adjacent dining area comfortably accommodates a group of 12 people and you can easily imagine spending serious amounts of time enjoying good food and wine from this comfortable, privileged spot. The room also has a large, Apple enabled widescreen TV.

From here, you can travel up the short staircase and arrive at the uber-comfy and relaxed lounge. Here you’ll be able to sink into the sofa and enjoy the use of the statement piece wood burner, large widescreen TV, or just soak up the view with the aid of the large spyglass that remains trained upon the coastline.

Heading downstairs from the dining area, you’ll discover the media room with its pool table. Many an hour can be enjoyed in this area, especially useful if you have teenagers to entertain. Other media includes an Xbox One and Sonos throughout the house.

Outside there is a discretely placed hot tub in the corner of the garden with a maximum capacity of eight people and adjacent to this there is a separate gymnasium.

There are several terraces and balconies around the outside of the property. At the front of the property there is abundant off road parking on a gated driveway.

Spectacular house in an amazing location

Sitting on the top of a hill with incredible 360 degree views to the sea and across the countryside, this house is a great place to enjoy the big Norfolk skies and a lot of fun for a family holiday: close to beaches and the town, beautiful big rooms, great facilities with a lovely garden and hot tub for warm evenings and a pool and cinema room for rainy days. We loved it!

We deserved a treat!

Wow just wow.... what a way to spent time with good old fashioned uni friends. We all have kids now and slightly maturing . (like fine wine don’t you know.....) so the games / cinema room and space was essential. (especially for those early mornings, with a mug of coffee for comfort ) . The dinning area was able to accommodate our large group. A large outdoor hot tub was an absolute touch, for the adults in the evenings. Great location. Lovely walks and busy local pubs nearby . There is a fantastic kids park in the village to burn off the last of their energy (ask the locals if you can’t find it) Kid friendly coast line 10 mins drive . Hosts communication was excellent and they were contactable during our stay. Norfolk’s hidden gem! This review is the subjective opinion of a TripAdvisor member and not of TripAdvisor LLC.

A home from home but with a lot more bells and whistles

Firstly let me start by saying that I'm into design and architecture so I was instantly drawn to the buildings aesthetics when searching for a place to stay for my wife and kids plus some additional friends. Needless to say once i'd reviewed the photo's and read the overview of the property I was completely sold that booking this would be something special. I researched the area and thought Burnahm Market sounded nice and I loved the fact that the beach wasn't far away. We have two small children so although cold in Feb, getting the kids outdoors for some fresh air was high on the agenda. All in all, it didn't take much time before I booked it for a week's stay. We arrived at the property early afternoon and had a brilliant drive up from London. The property was everything we'd hoped it would be and more. There was a lovely hallway for all of us to decant our bags and then we headed off to find the bedrooms to decide where everyone was staying. This initiated some friendly arguments as all of the rooms were amazing and every room had some additional benefit either view, close to bathrooms or near to the impressive cinema room. After settling in, we were pleased to find we had been provided with a welcome hamper that included a lovely bottle of wine which we drank... a bit too quickly. I love to cook and I was very pleased to find that not only was the kitchen well equipped but it was a state of the art kitchen positioned within a glass box dinning room that overlooks rural fields where our kids spent most mornings trying to spot the local owls. The house is great for kids and it provides plenty of space for them to run around plus the cinema room was a great space for them all to chill out in when they needed some down time. The lounge area to the front of the house is stunning and over looks fields and in the not too far distance, the sea. There's a fantastic freestanding wood stove which I managed to fire up and it really set the mood for some of the cooler evenings. The local beaches were very close by (approx 10-15 minute drive), they were extremely clean with good parking facilities. There's lots of families there which was great as our children found some little people to play with. To summarise the property is extremely luxurious, offers brilliant space for families, it's very well equipped and offers some stunning nature views. It's set in great location between a lovely little market town and the sea, what more do you need. We hope to book it again sometime next year... if there's space available!
